Line up your inspection and make sure you have your down payment money liquid and ready to access. Let your mortgage company know.

Get independent inspections, it’s worth the extra money to be thorough. Check permits and any and all renovations very thoroughly

Get a home inspection even if you don't have a contingency... To know what you are buying and it's true condition. Gather all your paperwork to make sure your loan goes through without a hiccup. Do NOT buy furniture right away... At least stagger it over the year.. one area at a time. Get deep cleaning scheduled 1-2 days after closing so its taken care of before moving.

Get the keys to new place and move in already. You can always sort out the paperwork later.

Detailed inspection report. Call the inspector after receipt and go by line by line on each item and understand the risk, impact, cost, timeline etc. Plan what needs to get done asap vs what can be done in the future.

Research home maintenance providers (pest control, HVAC, landscaping). Get a few contacts for handymen. Always get at least 3 quotes on things $500+ (IMO).

Make sure you understand your mortgage (are property taxes escrowed and paid by your bank)? Meet your neighbors

A half decent realtor should be telling you what to do next. If they are not, you have a terrible realtor.

Inspections and possible renegotiations. We moved into a house with really old plumbing, had to open up walls to fix. Got a credit for that.

Interviewed with Chicago court 2 weeks ago; they decide mid-August. Interviewed with DC judge last week; hear from him by this Friday. Chicago said if I need an answer before August, they'd try to make a decision about me sooner.
Should I ask Chicago for an answer? Or should I wait until there's an offer from DC judge? Maybe seems better to withdraw before an offer is made rather than ask for time to think about it/turn down DC? What's proper etiquette?

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!
