$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. I am trying to justify house buying in HCOL city. The house cost is minimum 1.4m .monthly mortgage would be at least 7k(with just around 2k principal) rest goes to either int,tax. Not to mention regular house maintenance. How is it better than 3.5k rental. I understand appreciation and own house independence. But I am just trying to make numbers work.

Everyone has a different perspective on this but would love to hear yours. Someone has debt ranging say 4-5% interest rates. Do you attack debt more then investing to move towards a debt free life or do you go after investments since they return historically above that then paying down closer towards retirement. I know the latter looks better on paper but what about the psychological factors of being debt free and the guaranteed return on interest savings.

Today I received my provisional full and final settlement and the payable amount is negative -11454. They are recovering the full AMPB amount which I got from September months.
