Google home maintenance to educate yourself. Then get a realtor to give you more local info for both maintenance and value/offer insight.

Get an pre-inspection done and use the inspector’s guidance to determine work needed.or Ask the seller of they have an inspection report already

^^ this. An inspection will look at all the potential big ticket items, and can give you ballpark estimates of remaining useful life, and replacement / repair cost

That price is ridiculous. Where in MD is this?

1. Check if the roof has been replaced. 10 years is a good time for replacement
2. Check the attic for any pests or rodents. For an old house, it could be an issue
3. Check mold (again an issue for older houses). Get mold testing done.
4. Appliances - At a minimum get a new refrigerator, washer and dryer. Old appliances can be an issue.
5. Check fences and pickets. Generally, they need to be replaced or stained. If you neighbors have ferocious dogs, you may want to reinforce the fence.
6. Windows caulking - Key for an older home
7. Clean the gutters. Sometimes they clog due to rain
8. Ask the owner to power wash the exterior areas ( driveway)
9. Get the air conditioning and heating tested. Ask the owner, when they have replaced Freon. Also, change the air filters.
IMO - Ensuring no rodents or pests is a big one. Get the property inspected by a good inspector. Don’t hire an inspector from your realtor. They will try their best to close the sale. An independent inspector will tell you thing that need to be fixed.

Question: I have a client who started a restaurant. He leased the land and bought shipping containers where he spent money contracting out to turn them into bars. I’m having a tough time determining how to depreciate this! First thought was leasehold but he’s not making improvements to a structure...he owns the structure! But nonresidential real estate at 27.5 years doesn’t make sense either as it’s not a brick and mortar building. Curious on others thoughts! TIA

I really want to move out of my parents place for social reasons etc. I still hangout with friends a lot but it’s just a hassle having to drive a hour or so to kick it with them. So my dilemma is I enjoy saving $ on rent (yes I know can’t have both) but the main reason for me moving back home is so that I can save and buy a house. On the flip side with how expensive houses are right now it’s hard to even buy. I’m in CA btw SoCal. If anyone has any suggestion of places to live for a 26 YO TIA!
