I expect that is a 321 buy down. So the true interest rate is probably 6.875 and then you will pay 3.875 for the first year, 4.875 for the second year 5.875 for the third year when it will reset to full Rate. It is not uncommon for builders to offer incentives like this.

Theory is that you would have a opportunity to refinance in the interim.

I’m an early startup having raised a bit of money from family and friends to help grow my business. Time is moving fast and I’m potties I won’t hit my targets and being the return back to those who invested.
Once I have used the money that’s been invested there’s no way of seeing it again and still bringing the return quick enough.

I am doing a back door Roth IRA through Vanguard and while everything makes sense to me, I am unsure if an additional $6000 be invested for a non working spouse. We satisfy the criteria but two questions - 1) Is this still valid I.e., $12k can be invested for 2021? And 2) Any insight into how this is done - Vanguard doesn’t let me add more than $6k as it’s above the individual limit. I tried searching the bowl for specific answers but wasn’t successful. Living in Van. Previously lived in Toronto. Obviously rent prices are high as is cost of living. Generally go out and spend more often living in a city. Boyfriend and I on good salary but not saving much due to the above. Before we move home to our own country, we’d love to spend a year close to Vancouver where rent is cheaper, temptation is less, to save. Received a letter from Wells Fargo today. They are offering a refinance of fixed 30 year mortgage at 3.5%. I have no idea how they can do this judging by today’s interest rates. Currently my interest rate is at 4.5%. Judging by Wells Fargo sketchy history, I don’t trust it, however has anyone else gotten this offer?

From a financial standpoint in this market, which would be a better approach in Austin -

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports?
