Deal 3 in the books!

I have a rental (duplex) and a SFH flip (in progress) across the country. Both going well. I wanted to learn about wholesaling, so I did some research and gave it a try. Made a few calls, but no luck. Finally called the owner of a triplex, got it under contract and assigned it for a 6K fee. Fun times!

Not posting this to brag (since this is all anonymous lol). Anyone can do all of this! Do your research, network, and take action.

Have 50k in a checking account at a local bank getting no returns. I like having liquid assets since I support currently myself & girlfriend and any unexpected expenses my mother & younger brother have. Loan payment question. I have two federal loans. One has no accumulated interest and is ~$110k. One has about $19k of accumulated interest (I previously made an embarrassingly low amount of money), but the total is ~$140k. While the interest is still frozen, do I: 1) make payments on the $110k principal amount only to maximize driving it down; 2) make payments on the $140k principal amount only to maximize driving it down; 3) make payments on the $19k of interest on the $140k loan; or 4) ??

I broke through the wall in 2020 and feel like I blinked and it is 2022. I have been saving something close to 75% of my take home and dumping into ETFs. I feel like I want to branch out into real-estate but never lived anywhere more that 3 years. What would you do? I have cash to put a large down payment to avoid the high rates but am scared I have no roots and will move in another few years.

Trying to open an account on TreasuryDirect to buy i bonds, and I am required to get an authorized certifying officer to sign a form to complete the process to open an account. Anyone know what that is? I went to my bank and asked, they don’t think they can sign it 🧐

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?

Going through a closeout. 50-50 profit share allocation, but my business partner has been using the venture money at their personal piggy bank (hence the breakup). My accountants say because we agreed to 50-50 shares, the leftover money has to be divided equally.

They spent $100k in the last month on random "work stuff" but bought a new car, etc. Now I have to pay for it with less equity return!

Just wanted to rant, I'll probably never go into a partnership again.

I just left my pre-seed startup that was running out of cash (we made $100,000 in revenue this year, and sunk $1m in costs). I was making $40,000 as a developer (plus 20k stock options at $1/share per year) and they refused to pay me any more money. I have 17,000 vested stock options, total number of shares at the time of my contract was 4million. I’m a bit confused about share dilution and if it’s worth it for me to buy some of my stock options… thanks in adv!

For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Is it better to have SFH for monthly cash flow or passive MF deals through a private syndicate? Is this legal?
After being mugged and having my things (including my keys) stolen, I was locked out of my townhome after business hours on a weekend. I was told on the phone when dialing my complex’s after hours number (which is managed by a 3rd party company) that my complex’s policy would let me in for a cost of $100 (as it was after hours). After I was let in, property manager informed me the charge was $200. Is there anything I can do here? This is in Minnesota. Help appreciated!!
