You can also get fixed rate HELOCS. Normally 1% higher than variable rates.
I personally closed my HELOC when it hit 7.5 as the numbers stopped working (initially 3.5%) and turned it into a 1st lien mortgage on my primary at 5.5%
Hoping to refinance that in a year or 2 if the rates drop again.
I’d only get a 10.75 if I knew for certain the investment property could cover the payment plus some

Are there any Teaching Permit for Statutory Leave (TPSL) substitute teachers? If so how did you get into it? I’m covering a position that should really be covered by someone who has one and will not be able to cover the whole assignment. As it is, I am in a weird loophole. The main teacher is in 3 days a week and her co-teacher 2 days a week. Both are out so I am covering techinically 2 different teachers and thus doing 30 days for each of them. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in.
