Our household costs are going up, and you have been here for X time at $750. I'm giving you x days notice to plan but we need to increase the rent to x, which we can handle in an addendum to our existing lease agreement. Take some time to think about it and let me know if you want to stay or if that's too much and you want to move on.
More context:
We have a house in a prime location of the city. This friend doesn’t drive or have a car and bikes around everywhere and most of our city is not walkable and public transport isn’t good but our area in particular is very walkable and bikeable.
This area is also super expensive (for our city). Rent for a 1 bedroom or studio is easily $2k. We charge him $750 + utilities for a huge bedroom, bathroom, and closet.
He hasn’t lived by himself before so he keeps thinking he already pays too much and disrespects me and my SO.
Then he would be paying at least $1.2k, I’m not sure how to kick him out since we have tons of mutual friends and he acts like an angel in front of them but he gives me hell

Always insults me, loud late at night, leaves messes everywhere. The biggest thing is that he’s always insulting me and my SO

Did you had a lease agreement with him? If yes, how long was the lease? Increasing the rent will make things worse, just don’t renew the lease at the end and say you need more privacy.
It’s a month to month lease because he said he would stay short term
