How do Tennant pay you for rent? By personal check? Are there any other successful methods being accepted? Also who takes care of the grass and snow removal for a 1 or 2 family rental?

My tenant sends an ACH payment each month. We don’t have snow where I live but I manage all landscaping on the shared parts of the property but don’t do anything on his private gated patio.

Prior to owning property, as a renter the landlord was always responsible for lawn maintenance/landscaping

Tenants at all my properties do an ACH deposit. Tenants are responsible for grass and snow.

I think if 1 family / SFH, the tenant might do landscaping/lawn mowing. But if multiple tenants, it would probably fall to you unless you make a deal with the tenants to divide responsibilities.

I've successfully accepted venmo, cash app, money order, checks, and cash.

I see no reason not to use Venmo or Cashapp as they are both free and provide a paper trail for everyone involved.

For those saying they accept ACH - careful re: eviction issues. My understanding is they could deposit an arbitrary amount to stage off eviction in certain states. That’s why I use cozy

Doesn’t that only impact you if you’re initiating eviction proceedings? If tenant doesn’t pay or pays partial one month, I could close the account and prevent future ACH payments prior to starting eviction

I use Zelle. There’s similar payment apps too. I only have one tenant, if I had more might come up with something else.

I am trying to justify house buying in HCOL city. The house cost is minimum 1.4m .monthly mortgage would be at least 7k(with just around 2k principal) rest goes to either int,tax. I hear a lot about cash flow with rental properties but would appreciate thoughts on whether breaking even after accounting for mortgage (interest and insurance included) as well as % set aside for repairs, vacancy, etc. is a decent strategy for building a portfolio. Alternative is wait for rates to come down, but that could easily be a few years at this point. If I find a good deal, I can always refinance my mortgage when rates drop and theoretically rental income will have increased by then.

Got news that my house closing may have to be moved due to a delay in the sale of my home. My partner’s income was excluded in the DI ratio, but if it were included we’d be well under the % threshold and can be approved to close on time regardless of the sale of my house. Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

I have a rental property and my tenant is asking me to change the fridge light burb. I live out of state and don’t have property manager locally. Is it bad if I ask them to change the fridge light burb themselves?

I’m pretty responsive for things they need help with like laundry machine got broken or pantry doors fell off. So I had sent people to fix those maintenance and repair issues.

But light burbs? Srlsy? They are grown up people (fresh out of college girls)
