What is the best way to get annual cash flow (outside your regular income) without buying a physical asset? I want to generate $100k in incremental cash flow and looking for ideas..

Unless we have a significant recession companies are unlikely to reduce their dividends. And the companies that pay dividends are in general less volatile and susceptible to recessions. So I wouldn’t be that worried…

Real estate syndications own shares of shell companies that own physical assets, and produces cash flow. Not sure how much you would need invested to get $100K annual. Probably an obscene amount.

I have a lot of student debt from law school. I’ve refinanced a couple of times and received the best fixed rate available, but I’ve seen others refinance with a variable rate which of course is lower. I’ve read some other comments of people refinancing at a super low variable rate....isn’t this risky? Of course I am afraid of going variable and then the interest rates going up a lot. Am I missing something?

I’m curious how much other people with similar incomes save/invest a year; I’m a 24M, making 70K a year in a HCOL city. I saved about $12K in my first year of working out of college, and I feel like that’s pretty good but I could’ve done better. My rent isn’t too pricey, but I went on 3 vacations, go out to the bars frequently, and spend pretty freely on food. Anyone care to share their income and corresponding savings for FIRE?

I’m contributing post-tax 401k offered by my employer to take advantage of the mega backdoor Roth. How often do people roll it over to their Roth IRA account? Like every month? I understand that any gains rolled over would be subject to tax but don’t expect it much given the market is down currently.

Any market considerations before refinancing my student loan with current rates? They’re giving me a .75-1% drop.
