I started tracking my net worth back in 2016 when I was 23. Currently 28 now and am fortunate to have had a bull market for the last 8 years or so (along with a $200k inheritance at 21) I’m currently a CPA and am interested in helping out anyone regarding any financial advice (free of charge, not a financial advisor) If you have any basic financial questions or want to chat about anything feel free to comment. I’m honestly willing to offer any advice that I can!

Love the attempt at halo effect. And also appreciate the transparency. Sorry for your loss 8yrs ago and glad to see that you’ve made good use of the inheritance.

Other than that there’s no much financial advice you can provide anyone other that max your tax advantaged account. So talking about your CPA and showing market returns like that should make you some authority is a really strange thing.

Should I buy my next apartment?

I'm in a HCOL area and am planning to buy a house in the next 0-2 years, whenever the opportunity arises.
I have 150k cash in a MMA (0.2%) that I plan on using for the 20% down payment. I also have about 200k in diversified investments and retirement.

Any ideas on what to do with my cash for now?

CD or short term bond fund.

Do you work in tax? I’m considering creating an LLC to offset personal tax liability with LLC losses. I do pottery that I can recognize income from as well as some freelance consulting. I want a sense of what’s allowed. What are appropriate amounts of losses to claim/what’s the minimum amount of revenue I would need to have? I know many companies operate at a net loss for many years

I am building a pool fund, but I don’t find any value in CDs or bonds? Are index funds ok? I was thinking something aggressive like FBGRX.

I could use some advice: How do I get rich parents to set me up for success so I can share what I learned with others as if it’s my personal accomplishment? good that you invested it and got lucky in the stock market but as far as life lessons, if someone isn’t starting with family money, how do you advise them to get that first $2 million? And then another $15k.

Hi-I have 120K in cash in HYSA. After keeping emergency fund aside. Still have 75-80K available that I plan to invest. After 401k, HSA, IRA and monthly expenses: we are left with 6K every month. So investing 12K every month in market. My worry is with that rate - it will take us 12-14 months to move the extra 75-80K mentioned above. However do not want to make a bulk move. Any advise how to plan the switch. At present have 60K invested in stocks. Thanks

Hello everyone, I'm trying to get into real estate investing. Some of the books I've read have talked about buying a multi unit property and utilizing investors to get the necessary capital. Does anyone have experience in getting investors? How do you identify investors who may be interested? Are there any sites where you can invest in or post investment opportunities?
Thank you in advance.

I’m seeing lots of posts about really bad losses. If you trade you’re going to lose money - hopefully not all the time, but many positions will be mistakes. But you need a process to find ideas and manage positions. Two books you should read are “The New Trading for a Livinng” and “The Laws of Trading.” Both look at psychology, process, and risk in different ways that can help you work out your own process. The next 18 months will be much harder than the last 18 - time to start learning.

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?
