Other than that there’s no much financial advice you can provide anyone other that max your tax advantaged account. So talking about your CPA and showing market returns like that should make you some authority is a really strange thing.

I have 150k cash in a MMA (0.2%) that I plan on using for the 20% down payment. I also have about 200k in diversified investments and retirement.

Do you work in tax? I’m considering creating an LLC to offset personal tax liability with LLC losses. I do pottery that I can recognize income from as well as some freelance consulting. I want a sense of what’s allowed. What are appropriate amounts of losses to claim/what’s the minimum amount of revenue I would need to have? I know many companies operate at a net loss for many years

I am building a pool fund, but I don’t find any value in CDs or bonds? Are index funds ok? I was thinking something aggressive like FBGRX.
