So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I also literally just started contributing to my 401K so I’m also late in the game for that too.

Rental Housing/Airbnb viability. I have a small portfolio of rental properties on Long Island (NY). I rent them out to long term tenants but there is very little Airbnb activity in this market. I think the yields will increase significantly with an ABNB approach but then again these aren’t sexy locations (in Nassau County) and there isn’t much in terms of attractions that would drive renters to these areas. Summer time yes, winter time not as much. Anyone have any experience in a similar market?

Having trouble selling my (retired) dad's house. It needs a lot of work, but has great character. What if I buy it myself for a low, low price? Then I would be able to get a FHA 203k loan to do the updates. Rent it out or put it back on the market in the spring.

Has anyone found groups in FDD that have better hours than others? If so, what group, how did you do it, and how do you stay? I’ve heard that there are groups that do IPOs in FDD that work less, although I’ve never seen an IPO group.

Under contract for nearly 1.1M. Wife and I are at HHI $315k. Will go up in the future, $400k in 3 years and $500k possible in 5-7 years. We have $300k in non-retirement funds, $260k of which will go towards acquiring the house. We have 2 kids and will probably reduce (not maxing) retirement accounts next 18 months to do this. Anyone have any thoughts or feedback? We’ll have to live on a budget and watch but I feel we’ll get used to it and income will grow.

I have a LOT of credit card debt. It has just grown over time and I can’t find my way out. I’m considering debt consolidation, specifically a company called National Debt Relief which seems legit but I’m just so hesitant because I’m scared to make my situation worse. Have an acquaintance who is a single mom; she purchased a used car 3 mos ago. Six wks later her 17yo wrecked it, air bags deployed, and estimates have ranged between $10-$18k in needed repairs while $21k is still owed. Acquaintance was switching insurance policies and flubbed the coverage dates and there were a few days where the vehicle was uninsured. No GAP insurance. I stopped contributing to my 401K for the last three months in order to pay off credit card debt. I am 28 and have about 68K in my 401K. Was this a smart decision? I want to get out of debt as quickly as possible and I have no student loans or car debt.

Why do 403b have such I fees? I almost want to stop contributing all together or just minimum 6% to meet the match. Possibly just rely on the pension but what if it’s underfunded when I retire?
