Second hiring a good photographer. Post on social media including local community pages on FB and Next Door to drum up interest.

If a really expensive house or if you have very nice furniture / decor - staging the house can help sell faster.

Virtual staging is also good practice since most people shop on online via pictures.

Make sure your yard is neat and tidy.

I am a traditional reservist so I never really used military benefits before, but could use advice here.

I am currently renting and my lease is not up until October 2021, however I found a good deal on a home and scheduled to close in June 2021.

My landlord will not work with me to end the lease early, so it looks like I will have to double up on rent and mortgage through the summer.

If I went on active duty orders, can I use those orders to break my lease early without penalty?

I’m struggling with an issue with a student right now. I teach in a suburban school outside of NYC that has a very large majority of white students. One of my Black students was recently involved in a biased incident with another student in which he received racist social media messages and racist spoken words from the other student. Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. NJ market - Cousin of mine who has >500 rental properties advised that over next 3 yrs it’s possible for me to get 3 multi-fams if I buy 1 every year for next 3 years, by doing FHA on the first so 3.5% down and then doing less than 10% down on the next 2 if I do it right. Everywhere I read not seeing how that’s possible. can anyone explain pls? Is there a hack that after getting the 1st owner-occupied prop, I don’t have to put more than 10% down on 2nd home, and on 3rd??
