I moved out of the city mid-covid so it's much cheaper. But I own a brand new, 950 sq ft, 2+2 condo at Yonge/eg that's tenanted@ $2,200/m. Covid screwed over rent prices for landlords

2530 for 2+2 and parking/locker. downtown south core. locked in the price mid-covid
before covid i was in a 1+den with parking/locker in the same building for 2350.
yea got real lucky when i moved mid-covid haha. original intent wasnt even to lock in low prices.. just needed more room and it worked out
Watch out for buildings not under rent control I.e. built after 2018 don’t fall under rent control. Thanks Doug Ford.
2630 for a 1b and den on king west. Got bottom of the market COVID pricing. All about location for price
Yes it is? Let's talk comparable buildings. Premium condos in Yonge Bay corridor all the way from Gerrard to Yorkville are 1. Considered more upscale and 2. More expensive (where do you think all the rich exchange students live in) than premium builds in king west.. I am also biased as I will never live in king west area due to headaches with getting around in cars..
Are those really the going rates? I saw lower on condos.ca and other rental websites. Or do those rates eventually get pushed up in competition to get approved for places?

What’s more is that a 1+den is sometimes an enclosed den with some extra living room space
Renting out my condo for 2100 at Yonge and Finch. It's a 2bed 2 bath. I think LL who exploit tenants get bitten often. My building is just 8 years old and has all the facilities. The rent is just dumb and overpriced in 99% of the condos.

2200 per month for 500 sqft 1 bed. 2400 would be common for a 1+ so long as it’s a “true” den (aka more than just a 2ft indent in the wall). If you’re looking cheaper then head west to roncesvales or parkdale, east to riverside / Leslieville, or north to davisville or eglinton and you should find something either bigger or cheaper.
You can also consider looking at studios or smaller one bedrooms - some of those can ring you 1900 if you look strategically
4K for a 2bed 3 bath with my gf
2250 for a 1+ Den in downtown, Queen West
$1600 for a 1 bedroom unit in cityplace. Approximately ~500 square foot.
I moved in late 2020 and took advantage of covid pricing.
I was previously paying $2200 for a similar sized unit.
$1675 for a 600sqft one-bedroom in North York.
2B 2Ba 2750 w/parking and locker in DT. 900 sqft.
$2K 1+1 in north York, by the hwy & subway. Locker and parking included.
Mine lower probably because I locked it in during pandemic and since then by law they can’t increase more than 2%.
Just moved into a 1bed/1.5bath for $2375. On Lakeshore with a view of the water. Right by the go station. Pet friendly. It's everything I could want right now (except for the price) so im doing what I need to do to keep it 🤷♂️
