Most traditional lenders (i.e. banks) typically require you to put 25% or more down on an investment property. Those are the typical Freddie Mac/Fannie Mae guidelines which most “big lenders” follow

Unless you have a substantial amount of other business with a bank, I doubt it.

“Big” lenders are the wrong ones for these types of loan products.
Also, as D1 mentioned, these were likely relationship loans, so they likely had 6 figures in other accounts with the same bank to get a friendly rate.
You can get a hard money loan that cover 85-90% of the acquisition cost and 100% of the renovations
Good margins means it’s a PITA to deal with. Never invest in D or C class areas
