What are peoples thoughts on acquiring properties in areas that are somewhat unsavory (for lack of a better term)? Most of the properties I’m seeing in my area that are investable are in areas where I wouldn’t normally drive through unless I had to, but in research I see that other investors appear to have purchased, renovated and rented in those areas so I find some comfort there.

Finding a property that needs work in an “up and coming” neighborhood is a great way to create equity! You have to be careful to renovate to an appropriate level, but as long as you can gauge that, it’s a great strategy.

Now, if it’s just run down or riddled with crime and isn’t turning very quickly, you may end up with less desirable tenants and you may not be able to generate much equity. There’s a fine line between the two.

Do you share details about raises/bonuses/other financial gains with friends or do you keep it to yourself? I have a few friends who will tell me everything from how much money they make to how much their husband spent on them for their bdays to how much their parents make?? To me that feels like bragging/being arrogant. It’s also the way they say it, feels very much like seeking validation to me.

Love how BS credit score is. Got my score up to 800 last month only to go on vacation so my credit utilization went up to 8% due to the increased spending and my score dropped 35 points because I didn’t immediately pay the balance after charging the purchases. I always pay my balance in full each month and have never missed a payment, how is 8% credit utilization determined to be that big of a risk that my score got immediately wrecked, I don’t understand

Hello everyone, I'm trying to get into real estate investing. Some of the books I've read have talked about buying a multi unit property and utilizing investors to get the necessary capital. Does anyone have experience in getting investors? How do you identify investors who may be interested? Are there any sites where you can invest in or post investment opportunities?
Thank you in advance.

Total tax liability is around 400000. Any other options do I have to save tax further (other than HRA, LTA)? Thanks in advance.

Why do leaders keep comparing how “good”the new staff/seniors have it because they make more money starting out then they did and working 55 hours is better than the 70-80 hours they used to work? Instead they should compare what options they have available to them and what their goals are.

Got news that my house closing may have to be moved due to a delay in the sale of my home. My partner’s income was excluded in the DI ratio, but if it were included we’d be well under the % threshold and can be approved to close on time regardless of the sale of my house. However our mortgage company’s underwriting team has been painfully slow in confirming if her income qualifies. She’s been at her new job 1 month after a year off.
