What are some costs associated with home ownership that you only realized after purchasing your home? What's the single most expensive "unforeseen cost" you've had to deal with? I know you can't prepare for everything but I want to do my due diligence and know what I'm getting myself into.

I started investing in January 2021 with a current portfolio of 40:60 across Mutual Funds ad stocks. The MF portfolio is giving my a current return of around 10% cumulative whereas the stocks are giving around 6% cumulative.

Not sure how to get the game right.

Under contract for nearly 1.1M. Wife and I are at HHI $315k. Will go up in the future, $400k in 3 years and $500k possible in 5-7 years.
