Just apply to every lender that services your area for rates. Unless you have something special going on in the deal, lending is basically a commodity and you can play them off each other.

Congrats!! I have 2 contacts - one in NJ and one non-NJ, they are pretty quick to respond and so far so good. Not sure what especially great rate you’re looking to get but feel free to DM if you would like their contact info (I don’t earn anything referring but the 2 out of many that I was trying to get quotes/pre-approval from provided the best service/ speed)

I made a mistake starting SIP in a ULIP. Used to invest 7500 per month starting from November 2018. I have discontinued my premium payments since last year. That is when my fund was moved to an interim surrender state and now it earns 4% per annum interest.

After 5 years of lock-in that is November 2023, can i withdraw the entire amount at a time? (Of course after paying surrender charges)

I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.
