I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping). It sounds like that's a tall order in the NY/CT area given the prices, not to mention whether I'd be able to get a mortgage on anything below $100K, but I figure I'll give it a shot anyway. Any advice on what you might do in my position? Am I being crazy with this idea?

Currently 25 years old.
Goals:
* Own a home in a HCOL
* 2 kids (eventually)
* Retire at 50 on $125k/year.

Envelope math:
* $125k/year would require an investment portfolio of ~$3M.
* Targeting a $2M home (split with partner)
* 2 kids - $1M to raise both (including college fund, split with partner)
* $500K buffer for unexpected expenses
* 33% tax

Therefore, 6.5-7M retirement savings needed. To hit this (assuming 6% return after inflation), I’d need to save ~$110k/year.

How does this sound?

I am going to move in the next few month to a location with a higher cost of living due to personal circumstances. I love my current company but I’ve only been here a little over a month, how should I go about requesting if it’s possible to get a salary increase? Recently obtained my aPHR and I’m considering next steps in advancing my career. I am eligible to sit for the SHRM-CP presently and will not be able to sit for a PHR until 09/2023. Any pros/cons with either certification? Should I wait to sit for PHR or go for SHRM-CP now?

Have you ever taken a career slow down? I am feeling burnt out from COVID and the incremental responsibilities thrown my way over the last 5+ years. I feel like my health has deteriorated. Am I being paid competitively? I have been the Onboarding Sup for my HR dept for over a year now and I’m being paid the state min for salary, which for CA is 62,400. I have not gotten a merit raise since the last 2 January’s, the state raises the threshold for salary folks. My company says that was my raise. Is this right? I bring a background from the clinical operations of my company, scheduling, field work, and what the average employee faces. I want to look else where but I’m not sure.

Hi community, humbly seeking professional HR advice. I recently joined my company’s HR team. In an informal conversation, a senior HRBP, considered a peer, called 2 of our fellow HR colleagues “worthless.” I should have rebuked her then & there but was so caught off guard.
