Do you really need to make 40x the rent to live comfortably in NYC? I have a job offer there and really want to make it work but this is putting me off. I'm a big saver, and even with that, I would be stretched thin if it's true.

If you take your monthly rent and multiply it by 40, that's a good estimate for a gross yearly income that you could work with to afford that apartment. Conventional advice is always to be conservative with housing costs. Roommates are common in NYC for this reason!

To live “comfortably” and have some money to save?
Absolutely you need to earn over 40 * rent

Of course that doesn’t mean don’t do it, but you’ll want a path to getting raises.
If you live outside of Manhattan it’s easier too.

Mainly agents but also developers.

The barrier to entry is low, not even sure if graduating high school is needed. My old agent even said she did it bc she can make a lot money and not work that much. She drove a new Mercedes and sent her kids to private school, husband was also an agent.

So I just moved to consulting after B school, and It's more money than I've made my entire life. After paying for rent and living expenses, I have 6000$ left over every month. I’ve always been a big saver minimum 15% to maxing out my 401k since I graduated college. I’m married to someone who thinks 6% is enough and likes $$$ cars. Other than the cars, they dont really spend money. For the married 🐠, how do you have the conversation with them that what they are doing isn’t enough?
