Does it make sense to buy if you aren't sure you plan to stay long term?

My rent was $800. Apartment was small and dingy, but cheap and allowed me to pay off everything but student loans and buy a car. Now, new landlord plans to raise it to $1200. In my area, that's a mortgage payment. I make $70k.

However, I don't know if I want to stay in this area a long term. Does it make sense to buy if there's a 50/50 chance you're going to move in the next 18 months?

I don't think buying would be a good idea in your situation. You'd be putting a bunch of cash into a property (down payment, closing costs, repairs, etc.) for a house that you might turn around and sell in 18 months, and there's no guarantee that you'd be able to get your money back out of it. Renting would make more sense until you decide if you want to stay or not.

Usually it doesn’t make sense to buy unless you plan to keep the property for at least 5 years. When rates were low you might have been able to make it work, but with the way prices and rates are now just rent.

That's an insane jump in rent literally 50% increase. I found that the website called hotpads makes apartment searching very easy. Unfortunately cannot find anything cheaper compared to my current situation as well as not shady.

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

Once you have a work experience of few year then any setup is fine. Go for WFH.

I’m having a really hard time with my changing body. 13 weeks, I don’t have too many bad side effects of pregnancy or anything so I consider myself lucky (no nausea ever etc) but I’m depressed at work, my skin is completely broken out and showing new broken face capillaries, and I’m not showing a bump yet so I just feel fat and big. I don’t know where this “glow” is but I look in the mirror and literally am grappling with not recognizing myself :( it’s been impossible to find any clothes too.

I racked up about $20k in credit card debt due to a confluence of things happening at once (move, school expenses , etc ). I have a fair amount of paper assets but not a much free cash. Have an acquaintance who is a single mom; she purchased a used car 3 mos ago. Six wks later her 17yo wrecked it, air bags deployed, and estimates have ranged between $10-$18k in needed repairs while $21k is still owed. Acquaintance was switching insurance policies and flubbed the coverage dates and there were a few days where the vehicle was uninsured. No GAP insurance.
