Having a realtor means they take care of everything. All the negotiations they are the contact between you and the seller (or their realtor) if you have a good realtor the can advise you on what can and can’t be negotiated. They know what can and can’t be put in an offer to give you the best shot of getting your offer accepted. If it’s been siting for 5 months you have some wiggle room but definitely get an inspection to see what is going on with the house. After that you can ask for more money off based on the findings.
Hi! This is so exciting for you! Here’s the thing about not using a buyer agent: the seller is actually more likely to negotiate a lower price for you based on condition of the home and other reasons for credits when you have an agent skilled in those negotiations, who can run the numbers on comparable homes, give data on what amount to offer, and walk through all the inspections and other negotiations with you. The help of the buyer agent will likely save you *more* than if you simply try to convince the seller to discount the price by the 3% they aren’t paying the buyer agent. This is because they’ve already agreed to pay their listing agent 6%. And the listing agent agrees to pay the buyer agent 3%. (Typically).
