29. I used Mint to set my budgets and did automatic transfers to my savings account for down payment

29. Didn't overspend on luxury junk and eating out/drinking in my 20s.

Same, sometimes I question it yolo you know? But then I think I am super fortunate and blessed to have my own place

like

29, I lived with my parents and didn’t travel drink party or buy expensive bags.

I do those this now after I bough the house after 5 years. Idk if it’s worth it but it was to me

Ey1 no, I went to a CUNY school. It was about 4K a year at the time. My parents paid for that. I worked while I went o school and paid for things like books myself.

I was 22, but my parents helped with the down payment

32, live at home with family with my wife - saved like crazy, happy I did it.

33 - I had lived in Brussels for 3 years before and had no social life (Belgians aren’t very welcoming) so saved a TON of money. Bought in Brooklyn in 2011 when prices were still down from the recession. Sometimes timing can help you.

26, saved enough for 5% down in a LCOL area and figured it was time to buy because we couldn’t find a house for rent with a yard to suit the 🐶...PMI is annoying but it was time

25. Lived in a very cheap region (paid $85k in 1995). First time buyer program subsidized by state allowed like 5% down.

25. Only put 10% down on a 300k condo. Was a 2BR so had a roommate for many years which helped a lot with the mortgage. 15 years later, I still own it rent it out.

27. Used VA loan and put very little down.

24. 0 down in a hot market in a different geo (Western Europe). When I moved, rented it out until the market spiked and I turned a 80k profit. Used that to help with traditional down payment on SFH in DC metro area at 29.

26. 20% down on a 230k property back in 2012. Low mortgage pmt gives us flexibility to do many things. Paid off all student loans first, aggressively saved after that. Slept on the floor for a year / no furniture really before we paid off loans. Wouldn’t sleep on the floor now, but when young, why not. No regrets.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

Happy to add more details as needed

Thanks

Is it too late in our lives to jump into a mortgage?

So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I also literally just started contributing to my 401K so I’m also late in the game for that too.
