I switched two years ago from regional real estate/energy to a local small, but established residential real estate practice. Can IB peeps help me understand the hours you work. At 80 hours per week the following seem inevitable: High rate of errors or extreme drop off in productivity (most likely both). Received a letter from Wells Fargo today. They are offering a refinance of fixed 30 year mortgage at 3.5%. I have no idea how they can do this judging by today’s interest rates. Have any of you thought about parking some of your emergency funds in a muni bond (tax exempt) etf? I have ~1yrs worth of cash in High yield checking/savings accounts (2% interest), but am in the top tax bracket and am worried about the tax drag. Saw lots of posts about rentals and wanted to share my experience as someone who currently has 14 units that I am currently looking to sell.
Pros : cheap real estate in PA, good cashflow when all tenants pay, PA is an easy state to evict someone if they aren't paying (unlike NY/NJ)
