I switched two years ago from regional real estate/energy to a local small, but established residential real estate practice. While I’ve gained so much practical experience and run my own book here, I want to shift to a non-traditional remote role in real estate but keep getting turned down. I have strong credentials but I’m worried this small firm experience is killing my marketability to large companies.

Hi everyone! I’m a young professional right out of college getting into investing and personal finance management. Trying to better understand and educate myself on personal finance and investment strategies. Can someone recommend some recourses (books, podcasts, experts to follow, etc.) where it’s clearly explained for beginners? Trying to make sense of 401Ks, Roth IRAs, emergency funds etc.

Can IB peeps help me understand the hours you work. At 80 hours per week the following seem inevitable: High rate of errors or extreme drop off in productivity (most likely both). Emotional reactions. Poor decision making. Little to no creativity. Extreme sleep deprivation or no social life (likely both). Obviously the list could go on. I don’t see how it’s a net benefit to the employee or employer.

Would you pay $2300/month on rent if your take home pay is $7000? Don’t have any loans. I am single. I go out on weekend prolly spend $100 max. I live in Chicago. This place is really close to work. 10 min walk. I don’t like commuting by train/bus. I don’t have a car.

Received a letter from Wells Fargo today. They are offering a refinance of fixed 30 year mortgage at 3.5%. I have no idea how they can do this judging by today’s interest rates. Currently my interest rate is at 4.5%. Judging by Wells Fargo sketchy history, I don’t trust it, however has anyone else gotten this offer?

Have any of you thought about parking some of your emergency funds in a muni bond (tax exempt) etf? I have ~1yrs worth of cash in High yield checking/savings accounts (2% interest), but am in the top tax bracket and am worried about the tax drag. What do you do after FIRE?

Saw lots of posts about rentals and wanted to share my experience as someone who currently has 14 units that I am currently looking to sell.
Pros : cheap real estate in PA, good cashflow when all tenants pay, PA is an easy state to evict someone if they aren't paying (unlike NY/NJ)
Cons : Cheap real estate usually means not the best area, tenants are all liars, random expenses fall on your head, if you dont live near the area you have to pay someone to do everything for you which adds up and may

Doing my spring cleaning (finances). Live solo in NYC and spend bout 1.4k monthly for non-rent stuff (food, resto, groceries, misc). too much, or just average?

I’m at $250k, and I’m at a crossroads- switch into a track that would increase my earnings potential considerably with poor wlb, or stay where I am. I currently make over 180k base salary as a single filer with no large purchases planned and 12 months of expenses saved.
