Me and my SO are planning to purchase a house probably at the end of the year. Is it too soon to start preparing? What is the recommended time frame that one should apply for a mortgage pre approval? Should it be under 2 incomes or only 1?

For context: We are not married yet. And at this point, I’m making more money than he is but I also work in KC and he’s working in Oklahoma (where we plan to move). If I quit my job before moving, I heard that may affect approval due to “instability”. Help!

Nothing is too soon for starting to preparing for a home as you will be entering a process where you will be mentally and physically involved in a home search. Not just that, probably you want to save a good chunk for your Down payment if you wish to pay a good amount in the beginning before closing down your dream home. There is no recommended time frame and honestly it depends on individual’s preferences. But starting now for your December search is a good point.

If the monthly mortgage payment you want to make for your house to your gross income ratio is less than 1/3 just with your salary then just go with yours, otherwise you may want to involve your SO too. This is the general rule of thumb people follow before deciding affordability. Quitting a job need not necessarily affect but it depends how earlier you’ve left your previous job to work for current and may be even prior to that. Overall they would look at last 3 years of your work experience and unless you’ve hopped jobs too often it wouldn’t be a problem. I was kind of in a same boat and didn’t have a trouble as my previous two jobs were 1+ years in the past 3 years and only my current job was about 0.5. So as long as you don’t have any unemployment phases you should be more than okay since many of course change jobs with increasing salaries so it will be understandable for any Mortgage processor.

Finally get the mortgage loan pre approval based on their validity. Usually the pre approval once applied for remains valid for 3-4 months. So plan accordingly and once you run your credit at one mortgage provider you can try at a different provider for a quote without any trouble as the same credit check remains valid for upto 45 days if am not wrong. If I see one more article on how millennials are ruining the economy or housing market by not buying enough homes or selling enough homes I'm going to scream. We were saving for 3 years before Covid and had to use a solid chunk to take care of ourselves and our families during quarantine. Now that we're ready to save again inflation and COL are at an all-time high and we're headed into a recession. And somehow this is my fault for what...not being a boomer? Bffr.
