It really depends on your commercial tenants. Long standing corporations, government related, will be reliable. In the current state of things, investing directly in brick and mortar commercial real estate does not appeal to me.

I don’t have real estate holdings but would cation anyone on them going forward given the 1.5 year eviction moratorium that is still going. Rule of law is gone for landlords and I expect it to stay gone in future recessions.

For large, well capitalized clients, sure. For the mom and pop residential landlords who make up a big chunk of the landlord population, it's not going so well.

I agree with the others. Apartment building for income generation is not going well for landlords. 1.5 years I’m out $30,000+ grand and counting. Other landlords have it much worse. The law is not on the side of the landlord in this country (USA). If a future pandemic happens again (CHINA is not doing much to curtail another virus), your ROI will suffer. The best I can tell you is to get section 8 tenants where the government pays the rent.

Take a look at investing in real estate syndications. The returns can be similar, if not better than, being a "small" landlord, yet you do not have to deal with tenants, termites and toilets. These are institutional grade investments with highly skilled (and experienced) professionals running the apartment communities. The returns have been as good, and in some cases, better than the returns pre-covid. Rent collections by landlords (in these assets) were off by a percent or two during pandemic. The fundamentals of multifamily apartments indicate a long runway for these to continue to be one of the best performing asset classes, and most importantly, on a risk-adjusted basis

How do people increase their credit score? Mine’s only around 790/770 for transunion/equifax respectively and its been like that for a while now. After 7 years of actively managing my portfolio I have concluded that simple boring index funds are way to go. I did well in tech stocks but have some I'll times entries and exits which kinda took down profits. Do you still believe actively trading would produce better results. Point to note: North has City view, South has Hill view, W has Forest view & E has city view. If you were gonna buy a flat in this site what all things you would think and then make a decision. I have a LOT of credit card debt. It has just grown over time and I can’t find my way out. I’m considering debt consolidation, specifically a company called National Debt Relief which seems legit but I’m just so hesitant because I’m scared to make my situation worse. Or a personal loan to pay off all the CC debt and then have a smaller all in one payment. I’m intelligent and I work in finance, it’s so embarrassing. HELP.
