About to start the process of getting pre-approved for a loan to buy a condo. Don’t really have any family that have gone through the process but I’m doing as much research as I can. Any resources/advice would be greatly appreciated! Would love to also hear any mistakes you made that you learned from too if you don’t mind sharing

Take a first-time homebuyer's class! I'm a real estate attorney and took a first-time homebuyer's course offered by my state (the course was targeted for folks trying to qualify for down payment assistance or other first-time homebuyer subsidies that I wouldn't qualify for given my income), but learned so much from the course about the homebuying process, issues to think about, and personal finance tips. Highly recommend doing something like that!

Don’t make any credit inquiries until you close on your condo! I believe I had 3 hard inquiries just from the pre approval to closing and it takes a year or so to fall off. So you want to keep your credit as strong as possible. Also not about pre approval and may not be relevant for you but be sure to ask your mortgage company if they pay your property tax bill from your escrow account- mine does but they didn’t cover a supplemental property tax bill and it ended in coming back to haunt me by increasing my mortgage payment for the next year (long story; this is specific to me having an FHA) lol.

I was in the same boat several months ago and understand how stressful it can be! I’d recommend checking with Citi, they have relationship rates with some law firms and you’ll get a much lower than market interest rate. One mistake I made (much later in the process though) was not immediately sending my executed contract to the bank I got the pre-approval from - the rate is not “locked” until you send the fully executed contract. I’m also happy to send you my buyers agent and contact of people I spoke to in the loan process!

Shop around for the best rates and overall costs. Play the lowest rates against other competitors and see what they offer!

If you have an account with navy federal they offer no PMI loans if you’re not putting 20% down. Their rates aren’t competitive but they’ll match another quote if you send it to them. The end result should be the lowest overall monthly payment with no PMI!

Find the right realtor! Someone who will walk you through the process and be an advocate for you. Always advocate for yourself too from writing the offer to negotiating closing. Sometimes buyers agents just want to close the deal.

How do you manage your money?

I only bring in a little over $2,600 a month. After paying all my expenses, I get to put away $500 a month in savings but don’t have much wiggle room for anything else, including going out money.

I’m very privileged to have a significant inheritance and zero debt of any kind. I really wonder how my peers who have student loans, car payments, and even children manage to pay their bills and live so comfortably. Please share if this is you!

Have you ever been told off by an older attorney of color? We have one Black partner at our firm and in conversation with him this morning he told me I should work on sounding and looking "more professional" and not let my "tone" or "bad attitude" get in the way. I don't think I've ever had a bad attitude at work, and whatever "tone" I'm speaking in it's my normal one. As a Black woman I just feel super weird about it and kind of sad.

It hasn't explicitly been said, but I'm one of the only Black attorneys at the firm and I think my white colleagues and partners see me as an example of how Black folks "should be" cause I mind my business.
