I'm curious why you think having a mitigation system would decrease the home value?
I live in a high radon part of the country and here it's considered smart to have your home tested (whether a new buyer or testing your existing home) and, if needed, to install a mitigation system. Our health department even gives away free testing kits.
It's also common here to have the test done along with your inspection and to ask the sellers to install the mitigation system if needed. That's what we did (we picked a home inspector who is also able to do radon testing - not all can), and I was thrilled to have it taken care of for me and not have to worry about the health risks.
Testing and mitigation has only become standard with buying/selling over the last 20 or so years (at least here) so there are a lot of long-time home owners who have just never thought to have their homes tested, but high radon levels is an issue for a lot of the country.
Makes a ton of sense considering that’s it’s expecting vs. where we’re looking being a new thing so it’s instantly perceived to be an issue and should be avoided. Thank you so much!!
Curious to know what you are going to do. What are the options?
Option 1: Ask for credit to instal a radon mitigation system, and install it myself and continue monitoring.
Option 2: Ask the seller to install the radon mitigation system and retest.
Option 3: Walk away.
If a mitigation system is installed, I’m not sure if this will become a headache when selling the house years later.
I heard it’s very common in some areas in the country (i.e. PA, CO, AK). Apparently radon mitigation systems are enough, but I haven’t found any conclusive evidence anywhere online about what levels are actually safe.
