I put my place on the market, and my property manager (for the same place) asked me if I'd be willing to owner finance to her. First I heard of it, so I did my research online, and it seems like a good option? Anything I should watch out for.

I want to protect my risk as a seller, and I've heard anything goes in these contracts. Can I put in clauses that would return the place to me in case of a couple missed payments or other delinquent behavior?

Best place to get pre-qualified for a mortgage?

I have some collections on my credit report. One from an electric company for $800 (imo they violated terms of contract and sent me to collections in spite of their fuck up), and an apartment for $80~ that charged me a cleaning fee when my apartment was spotless.

Despite these two collections have a 712-720 credit score.

So mortgage lenders care at all about the collections or is it mostly the credit score that matters?

Not a sales based question but have a second interview for TierPoint Inc. they are an IT company and this is a manager of operations role. Their clients have some big names but I work for a global company that’s massive.

We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.
