Landlords in Bay Area- how much repair and maintenance you see from your tenants. After 2 years of renting, if one were to sell, would it mean lot of upkeep later on?

My house is clean, functional and has original wood floors. I am worried that it may end up costing me more than rent to upkeep the house. Any wisdom out there??

It entirely depends on the renters. Some take care of your place like it’s their own, others terrorize it like it’s a hotel

A lot of that is determined by the neighborhood / class of property. Also, having higher end amenities can lead to better applicants.

Be sure you’re running a background and credit check, and verifying both previous landlords as well as income.

- Have high standards for renters.
- Check in with tenants regularly to understand if there’s issues that need repairs and preempt maintenance where possible.
- Build a realistic model that captures the impact of an empty rental & general maintenance on your cash flow.
- Build up your emergency fund so that you have cash on hand for major repairs.

We have a place that was remodeled about 5 years prior to renting it out and found pretty good tenants; cost about $2K in repairs for a leaky sliding door and new drip irrigation system for the backyard in the last 2 years. I keep about $20K extra emergency fund to cover major roof work when the time comes.

Does anyone know the answer to this? - My first mortgage statement was generated on 11/2 with a due date of 12/1 and includes a month of interest based on the balance on 11/2. I made a principle only payment on 11/14 of $500 which was applied right away. Will the interest automatically recalc to reflect a lower outstanding balance for a portion of the month? From a financial standpoint in this market, which would be a better approach in Austin -
