A lot of that is determined by the neighborhood / class of property. Also, having higher end amenities can lead to better applicants.
Be sure you’re running a background and credit check, and verifying both previous landlords as well as income.
- Have high standards for renters.
- Check in with tenants regularly to understand if there’s issues that need repairs and preempt maintenance where possible.
- Build a realistic model that captures the impact of an empty rental & general maintenance on your cash flow.
- Build up your emergency fund so that you have cash on hand for major repairs.
We have a place that was remodeled about 5 years prior to renting it out and found pretty good tenants; cost about $2K in repairs for a leaky sliding door and new drip irrigation system for the backyard in the last 2 years. I keep about $20K extra emergency fund to cover major roof work when the time comes.
