Is she still making payments or is she staying there rent free because she can’t afford it?
As long as you’re accepting rent, you can’t evict.
You can say something along the lines that holdover tenants are not permitted and she’s currently prohibiting you from leasing the space, thus loss of rent. If she continues along this is path then you’ll be forced to talk alternative measures.
