Fishbowl fortune tellers! We were supposed to lock in our rate today to close ins few weeks and the feds f*cked us. Do we lock in the 7% rate and know we can still afford our mortgage or take a gamble over the lest two weeks and see if they dip below 7? What would you do? Obviously can’t tell the future and this is our first time so we have no idea what’s the best route to take.

I don't think it will change in two weeks to make any noticeable difference. Until inflation comes down to normal levels they will keep raising rates.

like

Given that the Fed just increased rates, it's highly unlikely mortgage rates will drop an appreciable amount in 2 weeks.

like

Ya we locked in a rate last night, thank god

like

You should’ve locked it and your lender should offer you a float down option.

like

Yep we locked it in that night

Would like some thoughts on a 2-br NYC condo my husband and I are considering. $250K HHI (no kids). No loans or debts, both have newish cars fully paid off.

Offer would be for $725K, with 10 percent down. 30yr mortgage @5%. We would need to include closing costs in the mortgage, to keep about $10k liquid. Monthly costs will be about $5k.

This unit is special, very rare (we’ve rented in the area for 10 yrs and know the local market well). Should we go for it?

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

Hi all! I’m new! I started the year off planning to save for a home for myself, then rates skyrocketed. So we’re holding off. Fast forward to the final quarter of the year and we were presented with the idea of a residential assisted living facility. Does anyone have any experience here?

If I see one more article on how millennials are ruining the economy or housing market by not buying enough homes or selling enough homes I'm going to scream. We were saving for 3 years before Covid and had to use a solid chunk to take care of ourselves and our families during quarantine. Now that we're ready to save again inflation and COL are at an all-time high and we're headed into a recession. And somehow this is my fault for what...not being a boomer? Bffr.

With interest rates between 6.5% and 7.5%, it is safe to say that buyers are slowing down in their search.

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.
