I have 6 rental properties over 15 years. Bought them all by myself without a realtor. They don’t generate enough money for me to retire any time soon. I have 15 to 20 % equity in them. It is not rocket science - and you don’t need to pay a guru to teach you anything. Please dm if you have questions.

Bigger Pockets is a great place to start learning about real estate investing. They also have a podcast where you can learn different real estate investing strategies. But regardless there are a lot of resources on YouTube.

Flipping is not the easy money you think it is. If you’ve not done any renovating before, you need to make sure you can get hooked up with reputable tradespeople and contractors or you’ll get taken to the cleaners. You have to really understand the market you’re working in and eliminate all emotion as you make choices about design, materials, etc.
I completely agree. But managing rental properties can be high risk and is a long term game.
