Best bet is going to be a local/regional bank. Talk to other people who invest in similar assets, see who they use for loans, ask for an intro.

what's the big deal with all cash home buyers ? this is who we're competing against and I don't get it if all things being equal, it's still the same amount of money. my husband and I are getting outbid on homes for the same offer amount solely because the buyers are paying cash. Going through a closeout. 50-50 profit share allocation, but my business partner has been using the venture money at their personal piggy bank (hence the breakup). My accountants say because we agreed to 50-50 shares, the leftover money has to be divided equally.

They spent $100k in the last month on random "work stuff" but bought a new car, etc. Now I have to pay for it with less equity return!

Just wanted to rant, I'll probably never go into a partnership again.

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

For those w investment property, how many of you self manage vs using property manager? This is my first condo, relative new build from 2018 and a family friend jus moved out. I would have self managed but am scared about squatting/evictions esp w Covid and the rent memorandums. Thinking of jus getting the property manager as I am new to this... Advice appreciated.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I don’t trust them….. (U.K. Victorian terrace, damp is in the kitchen extension built circa. 15 y/o)
