I have an idea for an investment-type thing but am trying to figure out what price point would be attractive to your “everyday” affluent but not 1%er family (I’m talking the 3%ers like myself). If you fit that demographic and were offered a solid investment opportunity with a guaranteed annual yield of 8% and an appreciation of the underlying asset of at 3%, how much would you be willing to invest in it without stressing too much? 10k? 25k? Hello, I am going crazy. I am supposed to close on a house on Tuesday. The buyer did not perform an inspection and the lender did not order an appraisal. The lawyer says that everything is good on her hand but I am not sure if she is the deciding factor here. Can a home close without a physical appraisal ? I don’t have a closing time yet, just the date. My realtor reached to the lender and have no heard back.

I work 2 part-time jobs. I just requested a pay raise at my ABA job which they approved on by 10%. My other job is in Mental Health has a flat rate with no chance to request a raise, turns out I'm not required to work the full 20hrs/Week meaning that when there's no work to complete I won't be getting paid. I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

Granted, this is in a very small rural town; however, just know...
