It’s looking like my job is gonna start asking us to return to the office. We have an open office plan and before we wfh FT I would save all my work for my telework days bc I can’t get shit done in the office. I’m having major anxiety about them making this decision. I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. My cash flow analysis has a payback period of 3 years for my down payment and a 13 year payback period for the whole investment. I think financially it makes sense. My question is, is it realistic for a 25 year old young professional to handle dealing with all the extra curricular’s that come with owning a rental property ?

What I’m struggling with is whether I should invest that money into the stock market (thinking less risky S&P 500 ETF) and pay off my student loans monthly with the average payment being around 1000 so I can pay it off in about 16-18 months (due to interest being around 5%) or pay it off all in one go?

Any women here with lean PCOS? I do not ovulate on my own (metformin regulated my periods but I still don’t ovulate) and am moving from three cycles of Clomid/IUI to IVF soon. No other issues have been found other than my PCOS (HSG shows tubes open). Curious about your experiences. And the reason I mentioned lean PCOS is because it seems for others with PCOS part of the fertility path is diet/exercise/weight loss but I am already very tiny.

Now i have been interviewed and selected for Ameriprise where I would learn on the job and work on workday finance.
No WD certification.
Will it be a good choice in the long run?

Our school uses Foss Kits for Science and I was told when students return, we will need to sanitize all items before and after each use. This doesn’t seem possible in a middle school setting where each period has a 4 minute break and 25 students in each period. What do you do in your classroom to minimize the amount of work needed to clean and sanitize items. I don’t want to short change the students’ hands-on experiences.

We recently sleep trained our 7 month son. He went from waking up multiple times during night and taking only 30 minute naps 3 times during day (most cases nursed to sleep or rocked to sleep or took a drive) to sleeping 12 hours at night without interruption and two 2 hour naps and one 45 minutes nap during day. We both love that he is getting enough sleep and well rested on one hand. On the other hand, we are now wondering if he is sleeping way too much.. contd…

I am getting ready to send my 2 year old toddler to a toddler program next week for the first time. Have to fill out a form “bathroom waiver”, which is basically allowing teachers at the school to clean my child after a potty, including genital area. I feel uneasy about this but I know I have to let them… I assume all parents have signed such waiver?

Our 5 month old started daycare about 5 weeks ago. We’ve already had to keep her home for 2.5 of those 5 weeks due to catching various illnesses (croup, rsv, brinchiolitis, etc). Both my wife and I have been sick most of that time as well (gotten it from the baby). Wife is thinking we get a full time nanny for the next 4 months to help the baby build antibodies. Cost aside, is this feasible / worthwhile to go thru the effort / finding the right fit, only for 4 months?

Dads with older children: while raising your children, did your children prefer their moms over you? I know some will prefer dads over moms, but I assume majority of children out there will prefer their moms over dads… I have one child and it kinda hurts to see my child always preferring the mom over me.
