So it would be anywhere around 2000rs sw feet for furnished inc cupboard, modular kitchen, tiles, sanitary , false ceiling etc
Only structure of bricks cost around 600-700rs sq feet
For building contact architect first, he will give you plan and contact contactor who will build that basic structure
Municipal formalities they will take care. They have multiple plan like if you want labor only or labor plus material in case you want to buy your own etc
Once this is done contact plumber, electrical, tile guy and they will do other work
Contactor generally have all these contact so don't worry. Another thing you can do it to search any under construction building and ask the owner for contact details and rate of all these guys
Loan would be better idea, don't exhaust your savings. You will need more than 10 lakh so loan you would need to take
Keep your emi below 40k monthly
30 -35 lakhs for 1000 sq ft, 2 bhk G+1. This doesn't include modular kitchen or furniture. Unfurnished. The rates might differ for your city.
My suggestion would be built in installments. First get the plan from architecture all necessary permission from the government. Then go for one level at a time. Complete the ground floor and start using it on rent or self. And in a couple of years go for the top floor as per your budget. Loaning from the bank to a personal house (not society) is not easy and you might go for a personal loan which will be a more expensive or higher Rate of interest. One step at a time.
