We got rejected 4 times before an offer got accepted. All 4 we thought were our dream house. The house we ended up getting is better than any of the houses we got rejected for. It’s in a great location too. It’s hard to keep going but there is a house out there that is perfect for you.
I got rejected a few times last year before I bought my current house. It is way better than the ones I lost (newer construction, newer appliances etc.). I feel you - but if you got outbid there is a better home waiting for your somewhere. Also as someone else mentioned I got rid of my initial realtor who was absolutely useless and kept putting me down. I found another realtor who was in line with dreams and got my current home.
If you got outbid by 2K, that’s likely an escalation clause the other agent put in. That means you really did win originally. Ask your agent what an escalation clause is.
I got outbid on one house that I loved before I bought my current one. Got outbid by 15k. The current house that I have is cuter although it’s cheaper but still needs some work. I had to use a escalation clause for my current house. I escalated 5k higher over the next best offer which is how I won. You HAVE to use an escalation clause to have a chance in this market now. The competition is too steep.
Find another realtor. If you're bidding 45k over asking price (in today's market), something was wrong with the asking price, especially if you were outbid.
Maybe don't look at homes that far under your budget.
Not true at all, it completely depends on the markets. We pulled comps on all the houses we bid over on and it became a cash battle of a lot. Houses in parts of NY are going for $700k over asking and current comps it’s insane.
Hang in there it sucks but “everything happens for a reason”. We got outbid on numerous houses we loved and then found the right sellers and house for us and ended up getting an offer accepted almost close to asking. It will all work out!
